Colonial Village Washington DC Home Sales: 2025–2026 Market Report

By Marc Cormier, Realtor, Berkshire Hathaway Pen Fed

Colonial Village Market Data Last Updated: October 28, 2026

If you own a home in Colonial Village, Washington, DC 20012 , recent sales show why estimating value here takes more work than simply looking at an average price per square foot.

Colonial Village homes can look surprisingly similar from the street. But behind the front door, they can be very different.

Some retain much of their original 1930s, 1940s or 1950s floor plan. Others have been substantially renovated. And many Colonial Village homeowners have built rear additions that expand the kitchen and family room and, in some cases, create a much larger primary bedroom suite upstairs.

Those differences can have a major impact on value.

Quick Answer: What Are Homes Selling for in Colonial Village DC?

Based on the 16 verified 2026 closed sales reviewed for this report, Colonial Village area homes sold from $700,000 to $2,295,000, with a median of about $1,452,500.

Primrose Road NW home sales in 2026 included closings at 1801 Primrose Rd NW ($1,310,000) and at 1667 Primrose Rd NW ($1,075,000, October 21).

Among the 13 closed sales with a verified list price, nine closed below their final asking price, most of them 1% to 4% below list, and four sold slightly above asking. Price per square foot ranged from roughly $243 to $598, because condition, renovations, rear additions, garages and floor plan matter more than size alone.

As of the October 28, 2026 check, the report newly verified three October 2026 closings in the Shepherd Park section of the 20012 area: 7110 Alaska Ave NW ($1,395,000, October 2), 7322 14th St NW ($2,295,000, October 16) and 7905 13th St NW ($700,000, October 20). The check also corrected one previously active listing: 1445 Northgate Rd NW sold on March 16, 2026 for $955,000 and is no longer on the market, raising the verified 2026 closed-sale count to 16. Status changes verified since the last check: 1749 Verbena St NW is active at $1,525,000, 1790 Verbena St NW is now active (no longer coming soon) with asking prices across sources ranging from about $1,275,900 to $1,475,000, 2035 Parkside Dr NW was re-verified as active at $1,998,000, 8112 W Beach Dr NW is re-listed at $1,050,000, and 1711 Kalmia Rd NW (short sale) is now off market with no closing recorded. New active and under-contract activity was verified at 7500 Alaska Ave NW, 1429 Holly St NW, 7258 15th Pl NW, 1418 Floral St NW, 1416 Geranium St NW, 7707 13th St NW, 6815 16th St NW and 7729 16th St NW (under contract). Active and under-contract listings across the 20012 area range from about $780,000 (for land/lot listings) to about $2.5 million. The status of 1601 North Portal Dr NW could not be re-verified, with some broker sites showing a possible September 2026 closing.

The difference is not simply square footage.

Buyers are comparing:

condition, renovations, additions, floor plan, kitchen, primary suite, bathrooms, garage, lot, location and overall presentation.

That is why two houses a few blocks apart can sell for very different prices.

What These Numbers Mean for Colonial Village Homeowners

The October 28, 2026 check added three newly verified October 2026 closings in the Shepherd Park section of the 20012 area: 7110 Alaska Ave NW ($1,395,000, October 2), 7322 14th St NW ($2,295,000, October 16) and 7905 13th St NW ($700,000, October 20). The check also corrected one previously active listing: 1445 Northgate Rd NW sold on March 16, 2026 for $955,000. The closed-sale statistics above now reflect 16 verified 2026 sales. The listing this report tracks at 1667 Primrose Rd NW closed on October 21, 2026 for $1,075,000, listed at $1,085,000 (a 99.1% sale-to-list ratio), and remains counted among the closed sales above. Several tracked listings changed status or price since the last check: 1749 Verbena St NW is active at $1,525,000 after a reduction from $1,600,000, 1790 Verbena St NW moved from coming soon to active with asking prices now ranging from about $1,275,900 to $1,475,000 across sources, 7746 16th St NW is active at $1,899,900 (cut from $1,999,900), 2035 Parkside Dr NW was re-verified as active at $1,998,000, 8112 W Beach Dr NW is re-listed at $1,050,000, and 1711 Kalmia Rd NW is now off market with no closing recorded. New active listings were verified at 7500 Alaska Ave NW ($2,255,000), 1429 Holly St NW ($1,799,000), 7258 15th Pl NW ($1,350,000), 1418 Floral St NW ($1,200,000), 1416 Geranium St NW ($1,100,000), 6815 16th St NW ($1,069,990) and 7707 13th St NW ($1,050,000), and 7729 16th St NW is under contract at $1,250,000. The status of 1601 North Portal Dr NW could not be re-verified, with one broker site showing a possible September 2026 closing and no sold price found. 1702 Kalmia Rd NW and 1781 Sycamore St NW continued to appear on some aggregator pages as re-listings despite their recorded 2026 closings; those re-listings could not be verified.

The recent sales suggest most Colonial Village homes are still selling at or very close to their final asking price: among the 13 verified 2026 sales with a list price, nine closed below list (most between 1% and 4% below) and four closed slightly above asking.

Price per square foot is highly variable. Among the verified 2026 sales it ranged from about $243 to $598 per square foot. The highest figures belonged to updated and expanded homes, while the lowest belonged to very large homes that needed substantial work.

Renovated and expanded homes do appear to command a premium in this sample. Updated properties such as 7920 16th St NW, at about $598 per square foot, sold for materially more per square foot than larger homes requiring renovation, such as 1776 Sycamore St NW at about $243 per square foot. The sample is small, so treat this as a pattern worth checking, not a rule.

Garage parking varies across the neighborhood. The reviewed sales include homes with no garage, one-car garages and two-car garages. Among these homes no clean garage-only premium can be separated from the other differences, but parking should still be considered alongside condition, additions and floor plan when comparing properties.

Homes requiring substantial renovation or carrying very large original floor plans generally required the largest price adjustments in both years reviewed, including one 2025 sale that closed about 19% below its original list price.

The Hidden Difference in Colonial Village: Rear Additions

This may be one of the most important factors when comparing homes in Colonial Village.

Many of the neighborhood's original homes were built in the 1930s, 1940s and 1950s.

They were designed for a different way of living.

Original kitchens were often smaller. Formal dining rooms were more important. Family rooms were not always part of the original design. Primary bedrooms were generally smaller, and luxury primary bathrooms were uncommon.

Over the years, many Colonial Village homeowners solved this problem by building additions onto the rear of their homes.

And these additions can completely change the house.

What Does a Typical Colonial Village Addition Do?

On the first floor, a rear addition will often expand the kitchen and create a larger family room.

Instead of a small original kitchen separated from the rest of the house, the owner may now have:

a larger kitchen + island + breakfast area + family room + doors opening to the backyard or patio.

That is much closer to the way today's buyers want to live.

But the bigger change may be upstairs.

When the addition is two stories, the second floor can create a substantially larger primary bedroom suite.

That may include:

  • a larger primary bedroom;
  • walk-in closets;
  • dressing area;
  • double vanity;
  • large shower;
  • soaking tub; and
  • a modern luxury primary bathroom.

A house that originally had a modest owner's bedroom and shared hallway bathroom can suddenly function much more like a newer luxury home.

Two Colonial Village Homes Can Look the Same From the Street—But Be Very Different

This is where homeowners can get into trouble when estimating value.

Imagine two brick Colonials built around 1940.

They sit three blocks apart.

Both have four bedrooms.

Both sit on similar lots.

From the street, they may even look almost identical.

But House A still has its original footprint.

House B has a large two-story rear addition.

House B may now have a large kitchen, family room, mudroom, larger primary bedroom, walk-in closets and luxury primary bathroom.

Those are not truly comparable houses anymore.

Simply looking at bedrooms, bathrooms and the year built will not tell you that.

Does an Addition Increase the Value of a Colonial Village Home?

It certainly can.

But not every addition is equal.

A good addition feels like it was always supposed to be part of the house.

The flooring flows.

Ceiling heights make sense.

The kitchen connects naturally to the family room.

Windows bring in light.

The upstairs addition creates useful bedroom and bathroom space.

A poorly planned addition can do the opposite.

You can end up with awkward steps, strange ceiling heights, rooms that do not connect properly or square footage that buyers simply don't value as highly.

So when evaluating an addition, I look at more than the number of additional square feet.

I want to know:

What did the addition actually add to the way the house lives?

That matters.

Why Price Per Square Foot Can Be Misleading in Colonial Village

Look at the range among the recent sales.

Some homes have traded around $250 to $300 per square foot.

Others have approached or exceeded $500 per square foot.

One reviewed property was close to $600 per square foot.

That doesn't mean one homeowner simply got lucky.

It means price per square foot is the result of many factors—not the starting point for determining value.

A renovated 2,800-square-foot Colonial with a great kitchen, primary suite and excellent presentation can potentially command a much higher price per square foot than a substantially larger house requiring major renovations.

Size matters.

But so does what you're getting inside those square feet.

Garage vs. No Garage in Colonial Village

Garage parking is another feature that should be considered.

Some Colonial Village homes have attached or detached garages. Others rely on driveways or street parking.

Recent properties reviewed include homes with one-car and two-car garages, while other homes have no garage.

Again, this is why comparing two houses based solely on square footage can produce a misleading result.

When selecting comparable sales, garage and parking configuration should be considered along with the house itself.

Condition May Be the Biggest Variable

Colonial Village contains everything from homes requiring major renovation to beautifully updated luxury properties.

That creates opportunity—but also makes pricing more difficult.

A homeowner may see that another house sold for $1.6 million and assume:

“My house is about the same size, so mine must be worth $1.6 million.”

Maybe.

But what if that house had:

a $200,000 kitchen renovation, a rear addition, new primary suite, renovated bathrooms, new windows, finished basement, updated mechanical systems, professional landscaping and staging?

Now it isn't the same house.

The reverse is also true.

A seller does not necessarily need to spend hundreds of thousands of dollars before selling.

Sometimes a relatively small investment in paint, flooring, lighting, landscaping, repairs and staging can dramatically improve the way buyers react to a property.

Should You Renovate Your Colonial Village Home Before Selling?

There is no one answer.

For some houses, selling as-is makes sense.

For others, targeted improvements can produce a strong return.

And occasionally a larger renovation makes financial sense.

The question isn't:

“How much can we improve the house?”

The better question is:

“How much should we spend to maximize what the seller walks away with?”

Those are two very different questions.

What Is My Colonial Village DC Home Worth?

If you own a Colonial Village home, I would not determine its value by taking the neighborhood's average price per square foot and multiplying it by your square footage.

I would first determine:

  • Is the house original or expanded?
  • Does it have a rear addition?
  • Was the kitchen expanded?
  • Does it have a true family room?
  • Does it have an updated primary suite?
  • How many bathrooms does it have?
  • Does it have a garage?
  • How updated are the kitchen and bathrooms?
  • How does its condition compare with recent sales?
  • What homes are competing with it right now?

Only then would I start narrowing down the likely value.

Selling a Home in Colonial Village, Washington DC?

I have worked in Washington, DC metropolitan real estate for 27 years.

My approach starts with seeing the house.

Then we compare it with the properties buyers would actually consider as alternatives.

For a home that needs work, we can evaluate three basic options:

  • Sell it as-is.
  • Make targeted improvements.
  • Prepare, update and stage it for the open market.

In some situations, improvements can even be structured so that some or all of the cost is paid at closing.

The goal isn't to spend the most money.

The goal is to determine which strategy is most likely to leave you with the most money when the sale is finished.

Among the 16 verified 2026 sales reviewed for this report, homes sold from $700,000 to $2,295,000, with a median of about $1,452,500. The 2025 sales reviewed ranged from about $1,050,000 to $2,100,000. Size, condition, additions, renovations, garages, lots and floor plans can create substantial differences.

What is the average price per square foot in Colonial Village DC?

There is no single reliable price per square foot. Among the verified 2026 sales reviewed, prices per square foot ranged from about $243 to $598, with a median of about $407.50 and an average of about $404.

How many homes have sold in Colonial Village this year?

Sixteen verified closed sales in 2026 are reviewed in this report. The count covers only the Colonial Village area sales the report could verify from available public and MLS-derived sources.

Are there homes for sale in Colonial Village DC right now?

Yes. As of the October 28, 2026 check, active, coming-soon and under-contract listings were verified across Colonial Village and the surrounding 20012 area, with asking prices from about $780,000 (for land/lot listings) to about $2.5 million. Newly verified activity since the last check included active listings at 7500 Alaska Ave NW, 1429 Holly St NW, 7258 15th Pl NW, 1418 Floral St NW, 1416 Geranium St NW, 6815 16th St NW and 7707 13th St NW, plus an under-contract listing at 7729 16th St NW ($1,250,000). The report's own listing at 1667 Primrose Rd NW closed on October 21, 2026 for $1,075,000, listed at $1,085,000 (a 99.1% sale-to-list ratio). Statuses change frequently, so check with the listing office for the most current terms.

Are Colonial Village homes selling above asking price?

Mostly no. Among the 13 verified 2026 sales with a list price, 9 closed below their final list price, most between 1% and 4% below, and 4 closed slightly above asking. Among the 2025 sales reviewed, 5 of 7 closed below list, 1 at list and 1 above.

Do Colonial Village homes have garages?

Some do and some don't. Colonial Village includes homes with no garage, one-car garages and two-car garages, plus driveway and street parking. Garage and parking configuration should be considered when comparing properties.

Do Colonial Village homes have additions?

Many Colonial Village homes have been expanded over the years. Rear additions are particularly important because they can create larger kitchens and family rooms on the main level and larger primary suites upstairs. Whether a specific home has an addition should be verified from its records and listing.

Do additions increase the value of Colonial Village homes?

The recent sales suggest renovated and expanded homes earn a premium in this market: the updated and expanded homes reviewed sold for substantially more per square foot than very large homes needing renovation. The sample is small, and the quality of an addition matters as much as its presence.

Should I renovate my Colonial Village home before selling?

It depends on the property. Some homes should be sold as-is, while others can benefit from targeted repairs, cosmetic improvements, staging or larger renovations. The decision should be based on the expected return rather than the cost of the improvement alone.

What is my Colonial Village home worth?

The strongest comparable sales usually match the subject property not only in location and size but also in condition, floor plan, additions, garage, lot, renovation quality and overall functionality. A full market analysis should account for the details that drive the spread in Colonial Village, such as rear additions and renovation quality.

Important Data Note

This market report uses MLS information supplied for the analysis together with publicly available property information. Square footage, bathroom counts, garage information, additions and property descriptions can differ between MLS records, tax records and third-party websites.

Active and pending listings can change price or status at any time.

The October 28, 2026 check added three newly verified October 2026 closings (7110 Alaska Ave NW, 7322 14th St NW and 7905 13th St NW) and moved 1445 Northgate Rd NW from the active list to the 2026 closed sales after confirming its March 16, 2026 closing. These four homes sit in the Shepherd Park/Takoma section of the 20012 area rather than Colonial Village-proper streets; they are included so homeowners can compare against the closest verifiable activity, and they are labeled as such in the table.

Two additional 2026 closings in the Colonial Village area (1639 Primrose Rd NW and 1630 Juniper St NW) were identified in public sources, but their sold prices could not be verified, so they are not included in the statistics above. A possible October 2026 closing at 6819 16th St NW was also identified, but sources conflict on both the date and the price, so it is not included.

Listings and their statuses in the "Homes for Sale Right Now" section were verified on October 28, 2026; closed sales listed on this page were the most recent verifiable records at the time of the check.

Status flags from the October 28, 2026 check: 1790 Verbena St NW is active with asking prices that range from about $1,275,900 to $1,475,000 across sources, and its most recent recorded price could not be confirmed to a single figure. 1601 North Portal Dr NW shows active on most broker sites but appears as closed on one record with no sold price, so it is not counted among the closed sales. One portal still displays a pre-closing under-contract status for 1667 Primrose Rd NW at $1,085,000; the recorded October 21, 2026 closing at $1,075,000 is retained as the best-supported record.

Where an aggregator displayed a for-sale asking price for a property with a recorded 2026 closing shown above, the recorded closing was retained; a re-listing would need to be confirmed with the listing office. For example, 7928 16th St NW, which recorded a June 30, 2026 closing, also appeared as a short-sale listing on some aggregator sites in early October 2026; that re-listing could not be verified.

Property condition descriptions are summaries based on available marketing and property information and are not a substitute for an inspection or appraisal.
